New Home Construction
Guidelines for selection:
US Citizen or Legal Resident
Current residence or cost of rent is unacceptable
Must be able to pay $3500 in closing costs which include first year's taxes and insurance.
Must be able to pay nonrefundable credit check fee of $35 at the time of full application.
Must work 300 hours single parent or 500 hours dual parent. Family and friends can contribute half.
Guidelines for selection continued:
Must not be on the Sex Offender Registry.
Must be employed a minimum of 2 years or have steady income for mortgage repayment.
Typically require a minimum credit score of 640. There are some exceptions.
Muskogee Habitat for Humanity holds a 2nd (silent) mortgage for the difference between contract price and appraised value.
Repair Program
Guidelines for selection:
US Citizen or Legal Resident.
Current residence within the city limits of Muskogee.
You must own your home (not rent).
You must be an owner occupant. No repairs will be performed on a home you own and rent/lease/share with another individual or family.
You must display need AND ability to repay. (to be determined during the pre-application process)
Guidelines for selection continued:
The home must not be a mobile property.
You must be willing to partner. This may include a sweat equity requirement.
Special circumstances will be given consideration. This may include Veteran status, disability, or the elderly.
