Meet House #39

For over 30 years Muskogee Habitat has been providing affordable housing for Muskogee residents. This is the story of our first Rehabilitation Project, House #39.

Finding the Right Home for House #39

Finding our next rehabilitation project was nearly a year in the making. Along the way, we evaluated eight different properties before discovering what would become House #39.

This property stood out for several important reasons. First, its size and layout appeared well suited to the prospective homeowners we were evaluating. Second, it was located within Muskogee city limits, meeting a key requirement of Habitat for Humanity International. The home was also in relatively stable condition compared with other properties we had considered, making rehabilitation a promising opportunity. Finally, the seller offered Muskogee Habitat for Humanity a favorable price in recognition of our nonprofit mission. That consideration helped make this property a viable candidate for our next project.

House #39 was not simply a house we found. It was an opportunity we had been working toward — one that brought together the right property, a potential path to homeownership, and the possibility of making affordable housing a reality for a local family.

Our Vision

House #39 is more than a rehabilitation project. It is an opportunity to transform an existing house into a safe, comfortable, and affordable home for a future homeowner in our Muskogee community.

Our vision is to thoughtfully renovate this property, improve its durability, and make better use of its existing layout. One of our most significant changes will be reconfiguring the home from a two-bedroom, one-bathroom layout to a two-bedroom, two-bathroom home. The accompanying design mockups offer a glimpse of what we hope to accomplish and the potential this home holds.

Building a Strong Foundation for the Future

Before the visible transformation can begin, much of the most important work happens behind the walls. So far, we have discovered and reinforced weakened floor joists, addressed termite damage, and removed the old drywall and insulation to prepare the home for its next chapter.

Our next steps include removing the existing exterior siding and replacing it with durable Hardie® Plank fiber-cement siding. Our plumbing contractor has also begun working with us on updated pipe and gas-line locations to accommodate the home's new layout. An electrician is scheduled to visit soon, bringing us closer to restoring the utilities and moving forward with the next phase of rehabilitation.

Every repair, improvement, and careful decision helps us work toward a home that is safe, functional, and built to serve its future owner well.

Why Affordable Homeownership Matters

For many hardworking families, the dream of owning a home has become increasingly difficult to achieve. Rising construction costs, material prices, property taxes, insurance, and other ongoing expenses can put homeownership beyond the reach of households earning low to moderate and moderate incomes.

At Muskogee Habitat for Humanity, we believe affordable homeownership should be more than a distant dream. It should be a realistic opportunity for families who are willing to work toward a stable future but face barriers in the traditional housing market.

Making that possible requires more than renovating a house. It takes community partners, financial support, donated materials, skilled trades, volunteers, and businesses willing to contribute their time, services, and resources. Together, these contributions help bridge the gap between the cost of creating a quality home and what a future homeowner can reasonably afford.

Our goal for House #39 is not simply to restore a house, but to help create an affordable home and a foundation for the future. As the work progresses, we invite you to follow the transformation and see what a community can accomplish when it comes together around the belief that everyone deserves the opportunity to have a decent place to call home.
